Today we are here in Normanton Park. Behind me is the actual construction of the whole development itself. Currently is constructed until level 22. So for those buyers who already bought a unit here you can look forward to collect your keys in year end 2022 or year 2023. And for those who are looking to buy or
invest in Singapore do check out Normanton Park before you commit to anything.

Convenience

Normanton Park is centrally located within the city fringe area it’s just a short five minutes drive to Holland Village and another 10 minutes drive to Orchard. Also, something unique about Normanton Park it is close to three central business districts potentially. One which is our Marina Bay financial district, it’s just about 10 minute drive away. The Jurong Lake District towards the west is just another 10 minutes drive from the development itself also. And potentially in the future when the Greater Southern Waterfront is fully developed, the 3rd cbd would be just 1.5km away from Normanton Park.
So, Normanton Park sits on an elevated plot of land it’s right next to Science Park one where currently Shopee has a building within Science Tech 3, you actually have your researchers and scientists, very well established and based within Science Park I and II.
To the North of Normanton Park is actually the entire One-North business district that is actually where Grab has recently announced their HQ building which will be completed in Q4 2021 this year Razer is also coming in with their HQ building which is also just completed in this quarter. All right, so the entire Mediapolis, Fusionopolis, the entire One-North business district essentially, just within a short five minute walk from Normanton Park.
So, within the close vicinity of Normanton Park we have a host of top schools as well the National University of Singapore NUS is just a 3-mins drive away. You actually have ACJC, ACS Independent, Singapore Institute of Technology, Singapore Polytechnic all the top tertiary education institutions all within a five minute drive from Normanton Park.

Facts and Figures
A unique feature about Normanton Park is that, it has direct access to Kent Ridge Park which opens up to five million square feet of green space, linking you up to HortPark, Telok Blangah Hill Park and it brings you all the way to Vivo City. The closest MRT station to Normanton Park is Kent Ridge MRT which is just about 1 km away. Buona Vista MRT is also just two MRT stops away from Normanton Park for the development itself, two years free shuttle bus service will be provided when in TOP. So we bring you to both Kent Ridge MRT as well as Buona Vista MRT where The Star Vista shopping mall is.

So looking at the model, we are the northern part of the project, fronting AYE. So this entire area is actually the fitness area so we actually have two tennis courts over here, half a basketball court, the 50 meter lap pool is right in front of the row of terrace houses, you have a gym and outdoor gym as well as an outdoor IPPT station. On top of that, you have very nice feature courtyard area with a tree right in the middle so that gives you a very Instagram worthy location for you to take your pictures.
So what’s the block 45 the distance between the block towards the AY? It seems like it’s very far away. The plot of land is huge so it’s 680,000 sqft, they managed to push the blocks back by 105 meters. So the distance between the expressway to the block 45 is around 100 meters away. So you won’t really get disturbed by the road or road noise or dust in that sense.
Normanton Park also has an Amazonian Rrainforest theme as can be seen from this cove pool. It’s a 150 meter pool that actually hugs the entire development and goes into the middle of the central deck and it links up to the kids pool over there.
Ryan, right now we actually at the southern part of the development, overlooking Kent Ridge Park for block 57, 55 and 53, these are actually our premium blocks. And if you’re a nature lover this is actually the view. It’s really nice and for those higher floors right here you also can get sea view. If you are on the 14th floor and above you’ll be able to get a very nice sea view, any lower you’ll get a very nice Kent Ridge Park view as well. For those view lovers either the park view or the sea view you can get best of both worlds over here at Normanton Park.
So Ryan, for the maintenance fees at Normanton Park right they’re actually very reasonable. The one bedrooms here they’re actually going at about $270 a month and even the biggest unit type that we have here the terrace houses they actually go at about $360 dollars a month only. So for those buyers who are buying for own stay or investment be it single, couple, family, big or small or multi-generation Normanton Park is definitely something for you to check out before you commit to anything.
